Virtual technology has been around
for some time and has been used for many purposes. One of the initial
applications and most pervasive has been in the Real Estate industry.
The technology was a big hit since it offered many benefits to all parties
involved in a typical real estate transaction. Currently, with the price
of fuel in my neck of the woods averaging $3.99 a gallon I would venture
to say having the ability to preview a potential property on the Internet
prior to an actual physical visit is a major advantage. The seller of
course would be spared the inconvenience of constant intrusions and
the need to keep the property in a state "presentation" for
all buyers including the casual walk through just looking type.
And of course we must not forget
about our poor dedicated and loyal Realtor. While I am sure they enjoy
touring the city with casual prospects chances are that they would much
rather be negotiating on your behalf with a qualified buyer.
Advantages
For
the seller
1. Reduces intrusive
casual inspection of property.
2. Greater exposure.
3. No need to maintain
property in perpetual showing order.
Advantages
For
the buyer
1. Long distance visual
inspection of property.
2. Narrow down choices
to view while shopping for home.
3. Save time and money
during home buying process.
Real
Estate Professionals
1. A proven effective
tool in acquiring listings.
2. Helps to establish
the needs of the buyer.
3. Save time and money.
4. A marketing tool
that makes them stand out from the crowd and helps them weed out the
lookers and make more sales.
5. For most real estate
practitioners, the virtual tour has become a core component of how they
market and promote their listings.
Note : As a former realtor I can
relate with the financial burden in this profession. The cost to produce
these tours include an initial investment of approx. $4500.00 including
the software, camera, and special fisheye lens. A realtor's main commodity
is time, the learning curve to master this technology is astronomical
and your time is best spent doing what you do best.
Virtual tours are essential especially
for your higher end properties, I challenge you to research who purchased
your higher end properties and chances are they were not from the immediate
area. Higher end properties are typically purchased by professionals
and higher eduacted individuals who appreciate and are drawn by todays
technological advances.
If you really value the marketing
advantage of virtual tours, but can not afford to use at this time call
me for a private consultation.
